We start by understanding the project in detail: purpose, structure, and exit.
At this stage, we confirm whether the requirement sits within the non-regulated space and assess which types of funding are likely to fit best. Clients can share key documents early to accelerate lender engagement. -
Once the objectives and information are clear, we approach selected lenders that align with the project’s size, asset type and risk profile.
We then present indicative terms outlining likely rates, leverage and structure options, giving clients clarity before any formal application. -
We prepare a credit-ready lender pack that includes the financial summary, supporting documentation and analysis of the exit strategy.
This ensures lenders receive a complete, professionally presented case improving response times and negotiation strength. -
We negotiate terms to achieve the best balance of rate, leverage and flexibility, always ensuring borrowers understand any covenants, conditions or lender preferences.
Once the offer is accepted, we assist with valuation, due diligence and legal coordination to maintain momentum. -
We oversee all final steps between borrower, lender and solicitors, reviewing key documentation and confirming drawdown.
Our involvement ensures timelines are met and conditions are fully satisfied. -
After completion, we remain available to assist with refinance, exit or future requirements, ensuring continuity for long-term clients.
Fees & Engagement

Only in specific cases requiring detailed analysis or financial modelling before lenders can be approached. Any engagement fee is modest and fully credited against our final arrangement fee once the facility completes.

Our fees vary with the size and complexity of each transaction.
For most bridging and investment loans, total costs usually fall within the typical market range of 0.75%–1.25% of the facility, agreed in advance and payable only on completion.
Every case is quoted individually, so you’ll always know the exact cost before we begin. -
Our fee is success-based and payable only on completion, typically settled by the acting solicitor from the loan proceeds under a signed Fee Authority.
This means you do not need to provide separate funds the fee is deducted automatically on completion for convenience and transparency. -
Some brokers choose to rely only on lender commission. We prefer a clear, client-first fee model: we’ll disclose any commission, set out our fee transparently, and provide an all-in cost summary so you can compare options on a true like-for-like basis. This helps keep our lender selection independent and aligned to your objectives.

From time to time, lenders may pay an intermediary commission on completion. We always disclose any such commission and structure our fees to ensure clients are treated fairly. You will receive a clear, all-in cost summary(rate, lender charges and our fee) before you sign any loan offer.

No. Clients are never tied into exclusivity unless this is specifically agreed. Those who choose to instruct us exclusively benefit from prioritised execution and broader lender engagement.
